Following my initial application on June 3, 2026, I was ultimately able to close the VA loan assumption on September
14, 2026. The process took more than three months and was unnecessarily slow. This was largely due to my own
knowledge of the process and determination to get the transaction completed, as well as the assistance of two
individuals who were able to provide useful answers. Over these more than three months, I had numerous interactions with
Rocket Mortgage employees, including the loan officer, Scott Bowling. Unfortunately, aside from the individuals
mentioned above, I was consistently disappointed by the level of knowledge, responsiveness, speed of communication,
and willingness to help. My situation involved a VA loan assumption in connection with a divorce, where I was the non-veteran
spouse. This is an unusual type of loan transaction, and I had to research the specific requirements and details
myself because I was not receiving clear or sufficiently specific answers from Rocket Mortgage. I repeatedly had to
explain the circumstances of my case while receiving generic responses that often did not address my actual questions.
The process frequently felt slow and reactive, with me having to initiate follow-ups rather than receiving timely and
proactive guidance. There was also a serious error in the closing package. One document stated that I was assuming
approximately $20 million in equalization payment to my ex-husband, when the actual amount was approximately $75,000. I
contacted my loan officer, Scott Bowling, by phone and email to request a correction, but he did not respond to either.
Because I was concerned about the discrepancy, I also contacted the notary before the closing and specifically told her
that the closing package appeared to contain an incorrect $20 million amount. She pulled her printed documents and
confirmed that her version did not contain any $20 million amount. Despite this, during the actual closing, while sitting
directly across the table from me, she continued to insist that the amount was $20,000. I repeatedly showed her the
documents and explained the discrepancy. She eventually acknowledged that the amount was actually $20 million, but I
was then told that nothing could be done to correct the document at closing. This sequence was particularly concerning
to me. I had identified the issue in advance, specifically brought it to the notary's attention, and she had checked her
printed documents and confirmed that her version did not contain the $20 million figure. Nevertheless, the discrepancy
remained unresolved through the closing process, and I was left to deal with the conflicting information myself. Even
more concerning, after the closing, no one contacted me to acknowledge or apologize for the error, explain why such a
discrepancy appeared in the closing documents, or assure me that this was a minor clerical error that would not affect
the loan itself. Given that the document involved an incorrect debt amount of approximately $20 million rather than the
approximately $75,000 actually involved, I would have expected clear follow-up and confirmation from Rocket
Mortgage that the error had no effect on my loan or the validity of the transaction. Communication was also poor in
general. Calls were not returned, emails were often unanswered or received only minimal “leave-us-alone-we-are-busy-here” responses, and I received
very little proactive assistance. When responses were provided, they were sometimes delayed and often did not fully
answer the questions I had asked. These communication problems contributed significantly to the overall length and
slowness of the process. The automated phone system was another source of frustration. Although it requested the
property address and loan number, it failed to recognize the property address even once and never accepted the loan
number when I entered it by typing. The fact that the loan ultimately closed does not change my experience. I expected
a much higher level of communication, responsiveness, speed, ownership, and subject-matter knowledge from a
company handling such a complex and financially significant transaction. The process took more than three months, and
I often felt that I had to manage and troubleshoot the transaction myself rather than having a knowledgeable team guide
me through it efficiently. Overall, I remain very disappointed with my experience with Rocket Mortgage and the quality of customer support throughout the assumption process. While I am grateful that the transaction ultimately closed, the slow pace, lack of communication, repeated need
to explain my circumstances, and especially the handling of the serious discrepancy in the closing documents made
what was already a complex process unnecessarily stressful and frustrating.

I am giving this review four stars solely because of Scott Bowling’s performance. If I were rating Rocket Mortgage or Rocket Close overall, I would give the experience negative two stars.

Scott was responsive, professional, and genuinely tried to help me through an incredibly frustrating VA loan assumption. Whenever I contacted him, he responded and followed up. My frustration is not with Scott personally—it is with Rocket Mortgage and Rocket Close’s overall process.

The assumption was painfully slow, poorly coordinated, and filled with unnecessary delays. The amount of time I spent calling, waiting on hold, and repeatedly following up was completely unreasonable. Representatives would say, “I see you already called about this earlier this week. Is it regarding the same issue?” Yes, it was the same issue because I had received no communication, update, or resolution since my previous call. I should not have needed to constantly chase down information to keep my loan moving forward.

It also seemed like Rocket repeatedly waited until approximately 4:00 p.m. on a Friday to process documents or notify me that something was incorrect. By then, it was often too late to reach the appropriate person. I would be told that the employee responsible did not work weekends and that nothing could be addressed until Monday. This happened repeatedly, turning every issue into another multi-day delay.

We started the process as soon as my legal name change was completed in June because I believed updating everything first would make the assumption easier. Apparently, it did not. Rocket still struggled to process my name change, and I could not understand why removing my ex-husband from the mortgage and title was made so extraordinarily difficult. I had already been solely responsible for making the mortgage payments for more than a year and had demonstrated that I could maintain the loan.

The handling of my ex-husband’s equity payment was particularly unacceptable. Rocket would not allow the money to be held safely in escrow until all of his required documents were signed. I paid him with a cashier’s check and submitted a 15-page legal agreement documenting the payment. The agreement was notarized in three separate places and included Exhibits A, B, and C. After I had already paid him and provided all of this documentation, Rocket said they needed “more proof” that he had been paid, without clearly explaining what additional proof they expected beyond a notarized legal agreement and a cashier’s check.

This was not an ordinary divorce situation. My ex-husband had been abusive, and I had an active restraining order. As Rocket continued moving so slowly, I became genuinely afraid that the restraining order would expire before the assumption and title transfer were completed. I was also terrified that my ex-husband could take the equity payment and refuse to sign the remaining documents, leaving me and my two special-needs children in a devastating financial position.

I continued escalating my concerns with Rocket Close until I finally reached a manager, who initially responded that “these things take time.” I then had to disclose deeply personal details about the abuse I had experienced just to make Rocket understand why its delays created a real safety risk. Nobody wants to tell a complete stranger that they were abused by their spouse. It placed me in an incredibly vulnerable and humiliating position, and I should never have been forced to reveal that trauma simply to have my concerns taken seriously.

By that point, I felt so frightened and backed into a corner that I broke down crying on the phone. Once the manager finally listened and understood the seriousness of my situation, everything was suddenly processed very quickly. Although I appreciated the eventual action, it made the preceding delays even more frustrating. Why did I have to repeatedly escalate the matter, disclose my abuse, and reach an emotional breaking point before Rocket handled my file with the urgency it deserved?

Scott deserves all four stars for being responsive and doing what he could to help. Rocket Mortgage and Rocket Close do not. Their overall process was slow, confusing, emotionally exhausting, and almost entirely lacking in proactive communication. If keeping this VA loan through an assumption had not been necessary, I would not have chosen Rocket Mortgage. I cannot imagine how someone in a similar situation, without the time or ability to continually call and escalate, would successfully navigate this process.
