I was not aware in advance that there was an issue with my debt to loan ratio. I was going to pay off a home improvement credit card balance with this loan. To adjust the ratio, Rocket Mortgage applied funds that were being dispersed ($45,000 minimum) to my home mortage - reducing my 4% mortgate by $5,000 and adding that to my new loan at 8.5%. If they wanted to reduce the ratio, they should have contacted me prior to closing asking what debt I would like to apply that to - not just selecting my lowest interest rate debt.
