I was having a great experience with Patrick until my mortgage commit date, at which point I received a call from his supervisor informing me that Rocket Mortgage would be unable to service my loan. This is because Patrick didn't actually have the right to entertain lending to me (my property was a new construction condo, for which Rocket Mortgage doesn't lend as a policy, apparently -- nothing ...I was having a great experience with Patrick until my mortgage commit date, at which point I received a call from his supervisor informing me that Rocket Mortgage would be unable to service my loan. This is because Patrick didn't actually have the right to entertain lending to me (my property was a new construction condo, for which Rocket Mortgage doesn't lend as a policy, apparently -- nothing to do with my eligibility for the $$).

I've thought a long time about this -- Patrick knew my unit was never occupied before I moved in, and he had enough clues to know that Rocket Mortgage/Rocket might not be able to lend in my circumstance. He chose to carry me through the whole process instead and then left me in an extremely precarious situation.

I lost $500+ immediately.
I was at risk of losing $5000 in deposits (luckily my seller allowed an extension, which they weren't at all obligated to do)
As a result of my scrambling to get a mortgage, I lost the interest rate that I fought hard for and had to settle for a higher interest rate. This will cost me $39,540 over the course of my loan.

Patrick is a nice guy and is charming. I even feel bad posting this because I like him as a person.
But I wouldn't trust him to have your best interest at heart. I think he knew the whole time that there was a real chance Rocket Mortgage couldn't service my loan. And if he didn't, that's ineptitude. Don't work with a potentially inept mortgage counselor. The consequences could be pretty staggering.
